Notice is given that on October 30th, 2012, at 9:00 a.m., a hearing will be held in this Court at 10 2nd Street NW, Buffalo, Minnesota, for the formal probate of an instrument purporting to be the Will of the Decedent dated, April 2, 1997, (“Will”), and for the appointment of Merilee Johnson, 9113 Goldenrod Lane North, Maple Grove, MN 55368 Bruce Hammond, 16986 Seclusion Point Road, Audubon, MN 56511, and Wayne Hammond, 6955 NE Elliott Circle Corvallis, OR, as Personal Representatives of the Estate of the Decedent in an UNSUPERVISED administration. Any objections to the petition must be filed with the Court prior to or raised at the hearing. If proper and if no objections are filed or raised, the Personal Representative will be appointed with full power to administer the Estate including the power to collect all assets, to pay all legal debts, claims, taxes and expenses, to sell real and personal property, and to do all necessary acts for the Estate.
Notice is also given that (subject to Minn. Stat. 524.3-801) all creditors having claims against the Estate are required to present the claims to the Personal Representative or to the Court Administrator within four months after the date of this Notice or the claims will be barred.

Notice is given that an application for informal probate of the Decedent’s will dated February 16, 1995, (“Will”), has been filed with the Registrar. The application has been granted. Any objections may be filed with this Court and will be heard by the Court after proper notice of hearing.
Notice is also given that the Registrar has informally appointed Nancy J. Bouvette, whose address is 15791 – 37th Street, Clear Lake, Minnesota 55319, and John A. Lindberg, whose mailing address is P. O. Box 345, Watertown, Minnesota 55388, as co-personal representatives of the Estate of the Decedent. Any heir, devisee or other interested person may be entitled to appointment as personal representative or may object to the appointment of the co-personal representatives. Unless objections are filed with the Court (pursuant to Minn. Stat. 524.3-607) and the Court otherwise orders, the co-personal representatives have full power to administer the Estate including, after 30 days from the date of issuance of letters, the power to sell, encumber, lease or distribute real estate.

NOTICE OF MORTGAGE FORECLOSURE SALE
Date: August 31, 2012
YOU ARE NOTIFIED THAT:
1. Default has occurred in the conditions of the Mortgage dated May 3, 2006, executed by Barry A. Kukowski and Jean E. Kukowski, husband and wife, as Mortgagors, to AgStar Financial Services, FLCA, as Mortgagee, and filed for record May 22, 2006, as Document No. A1010693, in the Office of the County Recorder of Wright County, Minnesota. The land described in the Mortgage is not registered land.
2. The Mortgage has not been assigned.
3. The original principal amount secured by the Mortgage was $217,500.00.
4. No action or proceeding at law is now pending to recover the debt secured by the Mortgage, or any part thereof.
5. The holder of the Mortgage has complied with all conditions precedent to acceleration of the debt secured by the Mortgage and foreclosure of the Mortgage, and all notice and other requirements of applicable statutes.

will be sold by the County Sheriff of Wright County, Minnesota, at public auction on October 25, 2012, at 10:00 a.m., at the Wright County Sheriff’s Department, located at 3800 Braddock Avenue NE, Buffalo, Minnesota.
8. To the best of Mortgagee’s information, the property being foreclosed has not been assigned a property address, and has tax parcel identification number 204-100-221301.
9. The time allowed by law for redemption by Mortgagors or Mortgagors’ personal representatives or assigns is twelve (12) months after the date of sale.
10. The property must be vacated by 11:59 p.m. on October 25, 2013, provided the Mortgagors have not reinstated the Mortgage under Minnesota Statutes, Section 580.30 or redeemed the property under Minnesota Statutes, Section 580.23.
